Manteo, NC Investment Property: A Guide for Out-of-Area Investors

Manteo is the Dare County seat, a historic waterfront town on Roanoke Island between the mainland and the Outer Banks beaches. Its walkable downtown, waterfront boardwalk and cultural attractions draw visitors year-round, and it's a real community with schools, county offices and full-time residents. For investors, that opens strategies beyond the classic summer beach rental.

Why investors buy in Manteo

  • Lower entry prices. Per Outer Banks Association of REALTORS® data reported by Island Free Press, Roanoke Island (which includes Manteo) recorded 57 detached-home sales through September 2026 (down 18.6%), with a year-to-date median of $545,000 (down 2.2%) (Island Free Press / OBAR).

  • Rental performance varies by property. Size, location, amenities and management all drive results, so there's no one-size-fits-all number. Chandler provides actual rental history for any specific home on request.

  • Year-round and longer-term demand. Dare County notes that the large supply of weekly vacation rentals has reduced the homes available to year-round residents and essential workers (Dare County, Housing). For some Manteo properties, that makes long-term or seasonal-worker rentals a strategy worth comparing with weekly rentals.

Property types: waterfront, in-town and residential

Waterfront homes on Shallowbag Bay, Roanoke Sound and Croatan Sound offer views, docks and boating, with matching flood exposure. In-town homes near downtown and the waterfront appeal to visitors who want walkability and history. Residential neighborhoods elsewhere on the island tend to suit long-term tenants and second-home owners. Manteo has no ocean beach. Guests drive to the beaches of Nags Head and beyond, so position a property for its town, water and culture.

Town rules and taxes

  • Zoning: Manteo's zoning code is published online (Town of Manteo Zoning Code). Review the district rules for a specific property before planning a rental use.

  • Occupancy tax: Dare County levies 6% on gross rental receipts. Returns are due monthly by the 20th, with exemptions for homes rented fewer than 15 days a year and for stays of 90+ consecutive days (Dare County). North Carolina sales tax also applies to vacation rentals.

Flood and storm exposure

  • Surrounded by water. The Town of Manteo notes that Shallowbag Bay, Roanoke Sound and Croatan Sound can flood the town, and that heavy rains, tropical storms and hurricanes have affected it in recent years (Town of Manteo, Know Your Flood Hazard).

  • Soundside flooding is the main risk here, not ocean erosion. In January 2026, for example, Dare County warned of severe coastal flooding from both ocean and sound in low-lying areas during a winter storm (Dare County). Check elevation, the flood zone and the flood claims history of every home.

  • Insurance basics: plan for a homeowners policy plus separate wind/hail and flood coverage. Wind coverage is often written through the NC Insurance Underwriting Association's Coastal Property Insurance Pool (NCIUA). Flood insurance is generally required in FEMA special flood hazard areas with a federally backed mortgage. Check each home's flood zone and elevation certificate, and get quotes before you make an offer.

Buying or selling remotely

Start with a discovery call. We send a shortlist with cash-flow statements, then arrange a tour or video walk-throughs, inspections (home, pool, septic, HVAC), insurance quotes and a booking-transfer review. Closing is through a local attorney, with remote signing options. Sellers benefit most by documenting rental history and future bookings. Our Southern Shores office is a short drive away if you need someone to check on a property in person.
