Nags Head, NC Investment Property: A Guide for Out-of-Area Investors

Nags Head is one of the Outer Banks' oldest beach resort towns, known for Jockey's Ridge, its fishing piers and its historic "unpainted aristocracy" cottages. It stretches from Kill Devil Hills south to Whalebone Junction and South Nags Head. Families have rented here for generations, and much of our Nags Head business is with out-of-area investors.

Why investors buy in Nags Head

  • Strong pricing, growing inventory. Per Outer Banks Association of REALTORS® data reported by Island Free Press, Nags Head recorded 108 detached-home sales through September 2026 (down 9.2%), with a year-to-date median of $831,000 (up 6.9%). Homes listed for sale rose 38% to 69, giving buyers more choice (Island Free Press / OBAR).

  • Rental performance varies by property. Size, location, amenities and management all drive results, so there's no one-size-fits-all number. Chandler provides actual rental history for any specific home on request.

  • A freshly nourished beach. Nags Head finished the beach-fill phase of its 2026 nourishment on July 19, 2026 (Town of Nags Head; Outer Banks Voice).

Property types: oceanfront, in-town and soundside

Oceanfront homes along the Beach Road, including South Nags Head, command premium weekly rents but carry the most wind and erosion exposure. Between the highways you'll find semi-oceanfront and oceanside homes close to beach accesses, piers and restaurants. Soundside and west of US 158 offer calmer water, sunsets and generally lower entry prices. Each tier prices and rents differently, so compare homes within the same tier.

Town rules, taxes and beach nourishment

  • Short-term rentals are allowed in every zoning district. Nags Head defines a whole-house STR as renting an entire single-family home for fewer than 30 days. A partial-house STR is resident-occupied, rents up to two guest rooms, and needs one extra parking space (Town of Nags Head, Short-Term Rentals).

  • Occupancy tax: Dare County levies 6% on gross rental receipts. Returns are due monthly by the 20th, with exemptions for homes rented fewer than 15 days a year and for stays of 90+ consecutive days (Dare County). North Carolina sales tax also applies to vacation rentals.

  • Beach nourishment: the 2026 project placed sand from 2919 South Virginia Dare Trail to 10435 South Old Oregon Inlet Road. Beach fill finished July 19, 2026, with surveys to follow (Town of Nags Head). Dare County says nourishment projects are designed to last about five years under normal conditions (Dare County).

Flood, erosion and insurance

  • Flood exposure varies by lot. Oceanfront homes face more erosion and storm exposure, while soundside areas can see flooding during strong storms. Review each home's flood zone, elevation certificate and shoreline history.

  • Insurance basics: plan for a homeowners policy plus separate wind/hail and flood coverage. Wind coverage is often written through the NC Insurance Underwriting Association's Coastal Property Insurance Pool (NCIUA). Flood insurance is generally required in FEMA special flood hazard areas with a federally backed mortgage. Check each home's flood zone and elevation certificate, and get quotes before you make an offer.

Buying or selling remotely

Start with a discovery call. We send a shortlist with cash-flow statements, then arrange a tour or video walk-throughs, inspections (home, pool, septic, HVAC), insurance quotes and a booking-transfer review. Closing is through a local attorney, with remote signing options. Sellers benefit most by documenting rental history and future bookings. Our Southern Shores office is a short drive away if you need someone to check on a property in person.
