Southern Shores, NC Investment Property: A Guide for Out-of-Area Rental Investors
Southern Shores is a quiet, low-density town between Kitty Hawk and Duck, stretching from the Atlantic to the Currituck Sound. It's also home: Coastal Property Partners' office is at 275 Hillcrest Drive in Southern Shores, a short walk from the town's largest beach access. Most of our buyers and sellers live out of the area, in Virginia, the DC area, Pennsylvania, New York, Ohio and beyond. Here's what they need to know about owning a vacation rental in Southern Shores.
Why investors buy in Southern Shores
-
Steady, established market. Per Outer Banks Association of REALTORS® data reported by Island Free Press, Southern Shores recorded 56 detached-home sales through September 2026 (down 9.7%), with a year-to-date median price of $807,500, up 1% (Island Free Press / OBAR).
-
Rental performance varies by property. Size, location, amenities and management all drive results, so there's no one-size-fits-all number. Chandler provides actual rental history for any specific home on request.
-
Beaches in good shape. The town's coastal engineer monitors its 3.7 miles of beach. 2026 data showed the beaches had held up well since the 2022 nourishment (Southern Shores Beacon).
What applies across Southern Shores
-
Occupancy limit: in the town's residential districts, a home used as a vacation cottage may not be advertised for, designed for or occupied by more than 14 overnight occupants, and may not have septic capacity for more than 14 (Southern Shores Code, Ch. 36). This matters when you're evaluating large homes or additions.
-
Occupancy tax: Dare County levies 6% on gross rental receipts. Returns are due monthly by the 20th, with exemptions for homes rented fewer than 15 days a year and for stays of 90+ consecutive days (Dare County). North Carolina sales tax also applies to vacation rentals.
-
Beach nourishment: in July 2026 the Town Council approved a pre-construction agreement for a 2027 project. The work is planned for May–October 2027 alongside Duck, Kitty Hawk and Kill Devil Hills, and the towns share mobilization costs (Southern Shores Beacon; Dare County). The last Southern Shores project was completed in November 2022 (Dare County).
-
Flood, erosion and insurance: plan for separate wind/hail and flood policies. Wind coverage on the barrier islands is often written through the NC Insurance Underwriting Association's Coastal Property Insurance Pool (NCIUA). Flood zone varies by lot. Soundside and canal-front homes face different flood exposure than oceanfront ones, so check each home's FEMA map and elevation certificate and get quotes before you make an offer.

Buying or selling remotely
Start with a discovery call. We send a shortlist with cash-flow statements, then arrange a tour or video walk-throughs, inspections (home, pool, septic, HVAC), insurance quotes and a booking-transfer review. Closing is through a local attorney, with remote signing options. Sellers benefit most by documenting rental history, future bookings and SSCA membership status.
